We offer for rent individual medical consulting rooms or grouped suites of consulting rooms in a building dedicated entirely to healthcare services. The property is newly constructed and has obtained a valid occupancy permit.
Two suites of consulting rooms are available, each with a net floor area of 271 m². Additional shared areas, such as sanitary facilities and corridors, are also included. Several individual consulting rooms measuring approximately 20–25 m² are available on the same floor.
The commercial building has the appropriate occupancy permit, and all infrastructure has been specifically designed and adapted to meet the requirements of healthcare providers. A Type B operating room, suitable for minor outpatient and day procedures, will be located in the basement and available for occasional rental.
Two separate entrances to the building are planned, including a dedicated entrance for patients with infectious illnesses. The building also features a spacious lift suitable for transporting patients in hospital beds.
The following medical specialties are particularly welcome: gynaecology, orthopaedics, dermatology, dentistry, general medicine and physiotherapy. The complex already includes a laboratory, modern X-ray facilities and a CT scanner, enabling tenants to access these medical services at the same location.
Electric vehicle charging stations are also planned within the complex, and sufficient parking spaces will be available around the building.
The rent, including operating costs, amounts to EUR 35.29/m² per month. This includes security and reception services, water consumption, cleaning of the common areas and consulting rooms, general waste collection and heating costs. Electricity is not included in the price. Tenants with higher electricity consumption will have individual sub-meters.
Medical waste disposal is also not included. Tenants requiring this service may arrange joint collection and disposal, thereby reducing the associated costs.
The tenant shall cover part of the agency’s additional services related to the lease, amounting to one month’s rent plus VAT.
