A production or warehouse facility, completed in 2001, has a total area of approximately 1,162 m². The offices have already been leased; only the warehouse/production areas of 650 m² and an additional 150 m² remain available.
The facility is equipped with a 16-ton overhead travelling crane, operating on rails at a height of 5.5 metres. The maximum interior height at the highest point of the roof is 10 metres. The building has valid building and occupancy permits.
The facility is heated by gas, with radiant gas heaters installed throughout the hall. Two 3,800-litre gas tanks are located on the property. The office section can be heated either by gas or heating oil, as an oil-fired boiler is also installed. A 30,000-litre underground oil tank is located on the property.
The facility currently has a high-capacity electrical connection of 83 kW, which can be increased to 202 kW, with the possibility of expansion up to a maximum of 660 kW.
The property is located in the Pokolpje region, close to the Croatian border. It is approximately 85 km from Ljubljana and 27 km from the Zagreb–Split–Rijeka motorway.
Lease terms: The rent is EUR 3/m² per month. Operating costs are not included. If required, additional storage facilities may be installed on the plot. The property is available immediately.
At a later stage, it may also be possible to purchase the property or exchange it for another property or movable asset.
The tenant is required to pay half of the letting-related costs, amounting to one month’s rent plus VAT.
